Most For Sale by Owners agree to be "broker protected," meaning that if an agent brings the buyer, the homeowner will pay the buyer's side of the commission (often 50% of the total commission or 2.5% of the sales price of the house) once the property is sold and closed. Many buyers are reluctant to deal directly with a seller without the protection of a Realtor. Since the services of a Realtor are free to buyers, most buyers will opt to use one.
Therefore, for the balance of the commission, e.g. an additional 2.5% on a 5% commission, you, the seller, get all the services and protections afforded to someone represented by a real estate agent.
